  1. Front of 7 Longitude Lane, South of Broad

    7 Longitude Lane

    $3,120,000

South of Broad14 days to contract

Two offers over asking after a Thursday preview. The sellers had lived there 31 years and wanted a quiet sale, so we never held a public open house.

  2. Front of 26 Warren Street, Harleston Village

    26 Warren Street

    $1,240,000

    Harleston Village9 days to contract

Styled in ten days with a rented dining set and the owner's own art. Appraised at contract price with no repair negotiation.

  3. Front of 3110 Marshall Boulevard, Sullivan's Island

    3110 Marshall Boulevard

    $4,400,000

    Sullivan's Island63 days to contract

A patient sale. We held price through two slow months and closed at 98.9% of list to a buyer who had toured twice on video from Chicago.

  4. Front of 512 Rutledge Avenue, Cannonborough-Elliottborough

    512 Rutledge Avenue

    $845,000

    Cannonborough-Elliottborough21 days to contract

Sold tenanted to an investor who kept the residents in place, which was the sellers' explicit request from the first meeting.

  5. Front of 48 Pitt Street, Old Village, Mount Pleasant

    48 Pitt Street

    $1,585,000

Old Village, Mount Pleasant18 days to contract

We recommended spending $6,400 on paint, a new front door and garden tidying. It returned several times that in the final negotiation.

Styling and staging

Same room,
four days apart

Drag the handle to see what a styling walkthrough changes before photography. This is included in every listing program.

  • Two rooms, not the whole houseWe style the entry, the main living room, the primary bedroom and the porch. That is what the camera and the first showing see.
  • Rented pieces, kept shortA four week rental window covers photography and the launch period. Sellers typically spend a sample $1,400 to $3,200.
  • Paint before furnitureA fresh wall and a repainted front door return more than any rented sofa. It is the first thing we recommend.

Plan on 1.5% to 2.5% of the price for closing costs, plus your inspections. In our 2025 closings, buyers spent a sample average of $1,480 on inspections for a peninsula house, more where a structural engineer was involved.

It means your lender will almost certainly require flood insurance, and the premium depends on your elevation certificate rather than the zone alone. We pull both before your option period ends so the number is known, not guessed.

We publish three programs: Classic at a sample 2.5% listing side, Signature at a sample 3%, and Estate by proposal for historic and waterfront homes above $2.5 million. All commissions are negotiable and confirmed in writing before any work begins.

Allow two to four weeks of preparation, then a sample average of 27 days on market across our 2025 listings, then 30 to 45 days to close. Historic and island homes typically take longer and we will say so at the valuation.

Yes. A $55 application per adult covers every Harbor and Vine rental for 60 days, so if the first home goes to someone else you are not paying again to keep looking.

One named agent, from the first meeting through to the closing table. They answer their own phone. The wider studio supports them with styling, photography, transaction coordination and leasing.
