Buying in Charleston

Plan on 1.5% to 2.5% of the price for closing costs, plus your inspections. In our 2025 closings, buyers spent a sample average of $1,480 on inspections for a peninsula house, more where a structural engineer was involved.

It means your lender will almost certainly require flood insurance, and the premium depends on your elevation certificate rather than the zone alone. We pull both before your option period ends so the number is known, not guessed.

Not in themselves. Charleston houses were bolted after the 1886 earthquake and many have been re-inspected since. What matters is the condition of the sills and the crawl space, which is why we bring a flashlight and a moisture meter to second showings.

Inside the Old and Historic District, exterior changes go through the Board of Architectural Review. Windows, shutters, paint colours and additions all fall under it. We pull past approvals for the address so you know what has been allowed nearby.

It depends entirely on the price band. Our sample 2025 figures: under $900,000 averaged 18 days on market, $900,000 to $2 million averaged 34 days, and above $2 million averaged 61 days.

Selling with Harbor & Vine

We publish three programs: Classic at a sample 2.5% listing side, Signature at a sample 3%, and Estate by proposal for historic and waterfront homes above $2.5 million. All commissions are negotiable and confirmed in writing before any work begins.

Allow two to four weeks of preparation, then a sample average of 27 days on market across our 2025 listings, then 30 to 45 days to close. Historic and island homes typically take longer and we will say so at the valuation.

No. We style the entry, the main living space, the primary bedroom and the porch. Most of our sellers spend far less than they expected, and the styling walkthrough is included in every program.

Yes, and we do it regularly. If your timing, your pricing expectation and the current market do not line up, waiting a season is often the better answer.

Renting and management

Yes. A $55 application per adult covers every Harbor and Vine rental for 60 days, so if the first home goes to someone else you are not paying again to keep looking.

Every request is acknowledged within 24 hours. Loss of heat, water, power or security is treated as an emergency and dispatched the same day, including at weekends.

A sample 8% of rent collected each month, 50% of one month for tenant placement, and $175 for a renewal. Nothing is charged in a month where no rent is collected. Your agreement can be cancelled with 30 days notice.

No. Charleston's short-term rental rules are strict and actively enforced, so we manage long-term leases of twelve months or more only.

Working with our studio

One named agent, from the first meeting through to the closing table. They answer their own phone. The wider studio supports them with styling, photography, transaction coordination and leasing.

Occasionally, for existing clients. Our real depth is the peninsula, Mount Pleasant, Sullivan's Island, Daniel Island, James Island and West Ashley. If you need Beaufort or Myrtle Beach we will refer you to someone better placed.

Please do. The Vendue Range studio takes walk-ins during office hours, and our Mount Pleasant and Sullivan's Island studios are open most days. Coffee is genuinely good.
