Buying on the peninsula is not like buying anywhere else in South Carolina. Half of the inventory predates the 1886 earthquake, a third of it sits inside a historic district with its own review board, and flood zones change what your insurance quote looks like from one side of a street to the other.

Our buyer work starts with a two-hour sit down, usually at the Vendue Range studio, where we map your budget against the realities of each pocket. From there you get a named agent, a private tour calendar and a shared file with every disclosure, plat and permit we can dig up before you write.

  • Search set up in a morning

    We build your alerts around the things that actually matter to you: off-street parking, a real yard, elevation, a piazza that catches the afternoon breeze.

  • Private and video tours

    Weekday evenings and Saturday mornings are normal for us. Out of state buyers get walked through on video, slowly, with the phone held steady.

  • Condition notes before you offer

    Our agents carry a moisture meter and a flashlight. You get plain notes on the crawl space, the sills and the roof before you commit, not after.

  • Offer strategy

    We price the comparable sales ourselves, then decide together what terms win the house without handing away your inspection rights.

  • Inspection week management

    Trusted inspectors, a structural engineer when the house is old enough to need one, and a repair negotiation that stays civil.

  • Closing table and after

    We attend your closing, hand over a binder of everything, and stay the person you call when the HVAC quits in August.

    Ninety minutes on budget, timing, lenders and the three or four neighborhoods that actually fit how you want to live.

    Tour rounds

    We see homes in tight batches so you can compare them honestly instead of across six scattered weekends.

  3. 03

    Write and negotiate

    Comparable sales, insurance estimates and repair risk go into the offer conversation before a number does.

  4. 04

    Due diligence

    Inspection, survey, elevation certificate, HOA or historic district documents, and a clear list of what each one changed.

  5. 05

    Close and settle in

    Final walkthrough, closing, keys, and a short list of the tradespeople we trust on the peninsula.

It depends on the price band. Sample figures from our own closings last year: under $900,000 averaged 18 days on market, while homes above $2 million averaged 61 days. Condition and parking matter more than square footage.

If your lender requires it, yes, and in much of the peninsula and on the islands that is the case. We pull the flood zone and elevation certificate early so the quote does not surprise you during your option period.

That is most of our buyer work. We run video tours, walk the block on a call, and hold keys for your arrival. Our relocation service covers schools, commutes and parking rules.

For homes in the historic districts we pull past approvals and, where the plan is significant, introduce you to an architect who has been through that review before you close.
