For tenants and landlords of Charleston commercial space

Commercial leasing

What this actually
looks like

Our commercial desk is small and local. We work King Street retail, the Upper Peninsula office conversions and light industrial space north of the Crosstown, and we say no to assignments outside that footprint.

Tenants get honest guidance on what a space will actually cost once you add triple net charges, a build out and the eight weeks the permit office will take. Landlords get a leasing plan with a covenant target rather than a first-come lease.

What is in the service

  • Requirement brief

Square footage, frontage, power, grease, parking and delivery access documented before we tour anything.

We draft it, negotiate it and keep your attorney informed without letting the deal go quiet.

  • Build out support

Introductions to contractors and expediters who have been through Charleston's review process before.

  • Landlord leasing plans

Positioning, target covenant mix, marketing and a tenant vetting process for owners of retail and office space.
