    Photography

    Morning and dusk sets, floor plan, and the written description. You approve everything before it goes live.

    Launch

    Broker preview, a private showing window on Thursday, then the public open house on Saturday.

We publish three programs: Classic at a sample 2.5% listing side, Signature at a sample 3%, and Estate by proposal for historic and waterfront homes above $2.5 million. All commissions are negotiable and confirmed in writing before any work begins.

Allow two to four weeks of preparation, then a sample average of 27 days on market across our 2025 listings, then 30 to 45 days to close. Historic and island homes typically take longer and we will say so at the valuation.

No. We style the entry, the main living space, the primary bedroom and the porch. Most of our sellers spend far less than they expected, and the styling walkthrough is included in every program.

Yes, and we do it regularly. If your timing, your pricing expectation and the current market do not line up, waiting a season is often the better answer.
