New arrivals are usually shown three neighborhoods and told they are all wonderful. They are all different, and the differences are the useful part.
Here is how we describe the six areas we work in most, including the parts that would not appear in a brochure. Prices are sample medians from our own 2025 and 2026 closings.
South of Broad: history, on the district's terms
Sample median around $2.4 million and a sample 44 days on market. You get the finest streetscape in the American South and the walk to the Battery. You accept review board oversight, spring tour traffic and insurance premiums that reflect the age of the housing stock.
Harleston Village: the best value per step
Sample median around $1.1 million, a sample 26 days on market. Mixed, walkable and genuinely varied block to block. Term-time noise near the college is real, and so is the ability to walk to the hospital, the lake and Upper King.
Cannonborough-Elliottborough: lofts and short walks
Sample median around $735,000, a sample 19 days on market, and the fastest moving band on the peninsula. A deeded parking space is worth paying for here. Check drainage on the lowest blocks and read the reserve study on small conversions.
Sullivan's Island: the trade you make for the beach
Sample median around $3.3 million and a sample 58 days on market. No chain stores, no traffic lights, deep shade and a strict code. Insurance is a significant annual line item and the bridge is busy on summer weekends.
Every one of these areas is somebody's favourite. The useful question is which compromises you will stop noticing.
Old Village: the bicycle test
Sample median around $1.6 million, a sample 31 days on market. Shaded grid streets, the Pitt Street bridge at sunset, and the most bicycles per household we see anywhere. Coleman Boulevard traffic at peak is the daily compromise.
Daniel Island: planned, predictable, newer systems
Sample median around $1.2 million, a sample 34 days on market. Porches to the park, garages to the lane, trails everywhere and school campuses on the island. You accept HOA rules on exterior changes and a bridge commute at peak hours.
How to choose
Drive your commute at the hour you will actually drive it. Walk the block at nine on a Friday evening. Stand in the street during a hard rain if you get the chance.
Then pick the compromise you can live with for a decade, rather than the one that photographs best.
